Although it's located on a quiet residential estate it's within 20 minutes of the Disney Parks.

There's plenty of shopping and eateries only minutes away, and if you want a change, we're only an hour from beautiful beaches on both the East and West coasts.

Maximum number of Guests in our Villa?
Our villa sleeps 8 people comfortably in 4 bedrooms, plus a baby in the cot we have provided.

Which direction does the pool face?
We are very fortunate in that our pool faces south so there’s no chasing the sun with the loungers.

Is the pool overlooked by other properties?
Our pool isn’t over looked, in fact we enjoy an ideal outlook onto woodland and fields.

Internet Connection?
Wireless internet connection available to all our guests.

Is the pool/spa heated?
The pool and spa can both be used without the heating. However we would recommend heating between November - April.Unfortunately we have to make a separate charge for this and should you decide that heating will be required for either (sorry impossible to heat one without the other!) pool or spa the charge will be as in our brochure. Having said that
the maximum temperature under Florida Law for the pool heat is 85f.

On-site/community facilities?
We provide a fooseball table, air hockey table and an electronic dart board for our guests to use. The community of Westridge also has a community pool/cabana, tennis court, basketball, football and a children’s play area. You can take a look at the community areas by visiting: www.westridgehoa.org and clicking onto facilities.

Are linens/towels provided?
We provide a large supply of both bed linens and towels, and we have included tea towels and beach towels. Just bring your clothes - although with all the marvelous shopping malls, you might just want to bring a very large nearly empty suitcase!

Facilities for babies/toddlers?
Should you need them, we have supplied a cot, highchair, stroller, and a playpen. Again, we have also supplied ample linens.

Cleaning?
Our villa will have been professionally cleaned before your arrival, and will again be cleaned on your leaving.  However, it must be noted that should our cleaners decide that ‘extra cleaning services’ are required upon your departure, you will be charged for this. In this matter we ask that all guests act responsibly.  Our pool and lawns are tended weekly by our Management Company. If you are enjoying a ‘long stay’ in our villa, we shall be happy to arrange a ‘mid term clean’ for you at your cost. At the end of your stay please leave used beds ‘unmade’ otherwise the cleaner will assume that all linens are clean!

Distance from the main attractions?
We are 15-20 minutes away from the Disney Parks. You could also be on a beach (either West or East Coast) within 1¼ hours.  The Kennedy Space Centre is also about 1 hour away. For the golfers among you, there are plenty of courses to choose from and we even provide you with a set of clubs!

Restaurants/shopping nearby?
There are restaurants for all tastes and pockets in the local vicinity and also on highway 192 which is about 5mins away. You’ll find a Publix supermarket for all your grocery needs again a few minutes away on highway 27. A few minutes further on and you’ll come to a large Wal-Mart. We also have a new shopping mall about 5 minutes in the opposite direction, at Posner Park.

Extra’s
The price we quote you, includes all the services mentioned available at our villa. The only ‘extra’s’ are as already mentioned, pool/spa heat.

Directions to the villa
You will be sent directions and the keypad entry code 2/3 weeks before your arrival, provided all monies due have been paid.

Questions/Emergencies?
Should you have any problems while staying in our villa, you will find that we have an excellent Management Company who will try their upmost to help you.

Smoking?
We are sorry but our villa is STRICTLY NO SMOKING. As all the rooms are fitted with smoke detectors, and for the safety and comfort of all our guests, we ask that this is complied with. You may, of course, smoke outside on the lanai.

Pets?
Again, sorry but we are strictly NO PETS.

How to book?
In the first instance, just send us an email to info@westridgefloridavilla.com  giving your name name/address, dates you are looking for and the number of adults and children in your party.  We will send you a Booking Form along with our Terms & Conditions (which you must read before booking) in the post. A contract will be ‘in force’ when the following conditions have been agreeably met:

Rental Charges
The weekly rate is per villa and not per person and is inclusive of electricity, water, cable TV and air conditioning.
We would point out to all guests that air conditioning should NOT be switched on while external doors are left open.
Not included in the rental charge is pool/spa heat. Should this be required there is a charge of £75 per week. This is payable at time of booking.

Payments
On receipt of a fully completed and signed Booking Form by ourselves, and on clearance of your deposit cheque, being £150 per week booked, you will receive a letter of confirmation of your booking. At the moment we only accept payments made by cheque made payable to: S Jones. or direct bank transfer.

Once the above conditions have been met, you will be emailed a confirmation. A receipt for same will be posted to you. The remaining balance of the costs must be paid 10 weeks before your due departure. Should the full balance not be paid then we reserve the right to cancel your booking. Should this happen your reservation deposit will be forfeit.

Directions
Once all monies have been paid you will be sent directions and the keypad code for the property.  Usually 2/3 weeks prior to your departure date. You will have access from 4pm on the day of your arrival and you must vacate the property before 10am on the day of your departure. (Unless otherwise agreed with the owners).

Cancellations
Should the need to cancel your holiday be necessary, this must be sent in writing, an email is NOT acceptable, not less than 10 weeks before your due date of departure. All deposits are non-refundable. Should your cancellation be received after 10 weeks before your due departure date the remaining balance will become due in full. However, in the event that we are able to re-let the property for the same period a refund will be made to yourselves.

Security Deposit
A separate cheque for £150 is also to be sent with the balance.  This is to cover any breakages, losses or other damage etc.,  This cheque will be returned to you in full, two weeks after your holiday, on completion of a satisfactory inspection by our Management Company.

Party Size
It is Florida Law that everyone, including babies and small children, occupying a rental property must be included on the Booking Form and that sub-letting is prohibited. All persons included on the Booking Form should be responsible for the care of the property. We do not, under any circumstances, accept bookings for parties consisting only of persons under the age of 21years unless accompanied by parents or responsible adults. We, as the owners reserve the right to refuse admittance should this condition not be met. Should this be the case, the booking will become null and void and no compensation will be paid.

Add to Your Party
Extra persons may join your party (to a maximum of 8 people in your party) at an extra charge of £25pppw. This is to be declared at time of booking or as soon as possible thereafter before the final balance is paid. Failure to do so will result in a charge against your Security Deposit Cheque, you may also incur extra charges in respect of a larger clean of the property/laundry on your departure.

Security of the Property
Please ensure that all windows/doors are locked upon leaving the property. Do NOT deadlock the front door and leave the property via the garage. You will be locked out and you WILL be charged for a locksmith to be called out to let you back into the property. Should you have any accidents, please inform our Management Company who will then do their utmost to rectify the situation. We do understand that accidents do and will happen!

Pool /  Spa Lanai
Neither the owners not the Management Company of the property accept responsibility for injuries, personal or otherwise, loss or damage to persons or personal belongings however caused. The use of all amenities including the pool/spa is at the user’s own risk. Children MUST be accompanied at ALL times when in the pool/spa area.  Alarms have been fitted to doors giving access to the lanai / pool / spa area and these MUST NOT be tampered with or disconnected. Florida Law states requires that all property owners supply plastic ‘crockery’ and utensils for use in the pool area, these have been supplied. Therefore No Glass or Crockery is to be used near the pool / spa.  This is for your convenience and safety, as in the event of a breakage of such a piece, should the need to drain the pool / spa be necessary, then you WILL be charged for the said necessary drainage operation.

Insurance
It is strongly recommended that you take out Insurance for cover in the event that you have to cancel your booking. We cannot be held responsible for any events beyond our reasonable control. These include bad weather conditions, cancelled flights, illness for any third party claim, personal injury, accidental damage or loss to you, your party or your belongings or for any medical expenses however incurred.

Documentation
It is your responsibility to ensure that all Passports, Visa’s and Health Certificate requirements are valid.

Problems / Emergencies
Should any problem arise with the property, pool/spa, or lawns you must report said problem to our Management Company and give them reasonable opportunity to rectify said problem. Contact details for our Management Company can be found in the property. Please be informed though that should you make an emergency call out at an unreasonable hour, and it turns out not to be an emergency, you may be charged. No charges will be made in the event of a genuine emergency.

Code of Conduct
Please be aware that Westridge is a residential community and as such your actions and the actions of all members of your party should not interfere with the enjoyment of other residents or indeed other holidaymakers. Therefore, please do not use the swimming pool/spa or play loud music or engage in any activity, which may cause inconvenience to your neighbours after 10.30pm, or before 8.00am. Should Westridge Home Owners Association receive any complaints, the owners of the property and their Management Company reserve the right to terminate your agreement with immediate effect. No reimbursements will be made. Neither shall the owners of the property nor their Management Company be held responsible for any costs you incur.

Contract
This Contract is governed by and shall be interpreted in accordance with English Law and the parties thereto shall submit to the jurisdiction of the English Courts.

About Our Suroundings

WESTRIDGE is located in the outskirts North of the town of Davenport, Florida (minutes from Kissimmee) along highway U.S. 27 between Highway U.S. 192 and the I-4 Interstate. Both highways are an easy 5 to 10 minute drive. Disney's main gates are approximately a 15 minute drive, and Orlando International Airport is approximately 30 minutes away (depending on traffic).

The Westridge community offers a wonderful mix of full time residents and short-term rental homes. Our neighborhood is quiet and peaceful, well maintained, and safe with well lit streets. The homes are nicely spaced in a landscape of gently rolling hills.

Our community offers free use of its cabana, community pool, play area for children, lit tennis courts, and basketball and volleyball courts to residents and guests.

If you are a golf enthusiast you may choose to play a round next door at Highlands Reserve, or even try Greg Normans new "Champions Gate" Complex which is just minutes away, as are numerous other courses.

More About the Villa

Description:
Our villa can be found on a sub-division (estate) called Westridge, which is off highway 27, and is about 15mins from the Disney Parks.  We’re very lucky in that it’s a quiet residential estate with a large communal pool and cabana, children’s playground, football, volleyball and basketball pitches and tennis courts. We have great supermarkets within a ten minute drive along with restaurants and other shops.  If you play golf, you’ll be spoilt for choice of clubs in our area, and we even supply a set of clubs so you don’t have to take your own, unless you want to of course!   You’ll find it’s tastefully decorated, no holiday let white! With soft muted colours and co-ordinated coloured bed linens and towels.
Accommodation:
Spacious family lounge with large comfy sofas and a reclining swivel armchair. Large Cable TV, DVD player, CD player, PS2. All our guests will have exclusive access to wireless internet while staying at our villa. Ceiling fan/light for added comfort and in addition to the main air-con system.  With four bedrooms we say that it will sleep 8 people plus a baby, in the cot we provide, comfortably.  We provide high quality linens and towels and even supply beach towels for use around the pool or for you to take to the beaches which are about an hour away on either coast.
Large kitchen equipped with everything we thought you might need, including an electric kettle (a novelty in Florida!) coffee filter, food mixer, waffle iron, from the smallest veg knife to the largest meat platter, and we think you’ll find everything you need!
Family bathroom which opens onto the pool deck (lanai) and serves three bedrooms. We have 4 large bedrooms:
The master bedroom has a king size bed,  a walk in closet and a large en-suite bathroom. You’ll find a good size walk in shower, a large tub and double his and hers sinks.
Bedroom 2 has a queen size bed large closet and has a rear outlook over the woods and fields. There’s a TV and a ceiling fan/light.
Bedroom 3 is a full size twin bedded room which has been decorated with Mickey and Minnie Mouse in abundance.  We even have a small rocking horse in there for our youngest guests to enjoy!  Again, there is a ceiling fan/light.
Bedroom 4 has a queen size bed and a large closet and looks out to the front of the property. 
In the garage you’ll find a foosball machine, electronic air hockey and an electronic dart board.  You’ll also find lots of pool toys to enjoy to.
You’ll find a fully equipped laundry room too! Large washing machine, tumble dryer, iron and board, clothes horse and pegs.
Should you need them, we supply a full size cot, stroller and high chair, again all the linens you’ll need and plenty of towels.
Our large pool and spa which can be heated for comfort during the cooler months or be refreshingly cooling in the heat of the summer months looks out over fields and woods and isn’t overlooked. You could pick oranges off the trees in the woods and squeeze your own orange juice for breakfast! The sight of hot air balloon taking off or landing, sometimes as many as fifteen, quite take your breath away! You could find yourself dozing off while watching hang gliders and gliders floating around on the thermals. Our lanai has plenty of loungers and tables with a large table and chairs for outdoor eating.  We have a built in bbq for those steaks you bought at the local supermarket!
